This project consists of a 60,000 square foot, four-story office building. This building will house professional office space intended for high-end occupants with intense IT/data requirements. State-of-the-art audio/video systems are installed in the conference rooms on all floors. The facility includes a four-story open atrium designed with fire/smoke control features. A custom water fountain was designed for the entry lobby.

The plumbing fixtures throughout the facility are all sensor-activated, including flush valve and faucet controls. The HVAC system consists of central variable air volume (VAV) rooftop units and a medium pressure supply ductwork system. All individual offices are served with fan-powered VAV boxes with independent thermostat control. The building HVAC system is monitored by central building automation system for energy and programming control. Special ventilation systems were included for the second floor tenant’s product review room. A commercial kitchen hood is installed in the fourth floor tenant break room for catering functions.

The entire building contains a central lighting control system. The lighting system features dual-technology occupancy sensor controls as well as daylight harvesting features. An emergency generator system was provided for the building, allowing each building tenant access to a central emergency power system.

Compact fluorescent, halogen and LED lighting was used extensively on the exterior of the buildings to compliment the architecture. Wall washing, wall grazing, indirect, cove and back lighting are used for not only aesthetics but also life safety.This project consists of three retail/office buildings totaling approximately 85,000 square feet. The project was designed to attract high-end retail and professional firms to the major shopping area and busiest intersection in Fayetteville.


Additional design features include snow melt systems, exterior elevator, rooftop gas service and metering with remote control access, exterior water fountain and high-efficiency heat pumps.
