This project is a LEED Silver Certified (37 Points) 30,000 square foot, two-story office building. The building is a mixed use occupancy with corporate office space and research laboratory space.
The HVAC system consists of 180 ton Multi-Zone VAV systems with CO2 monitoring of indoor air conditions. Heating is provided by three staged modulating-condensing type high efficiency boilers. Custom “fast-acting” VAV units were designed for the laboratories to maintain room pressure control with 15 individual lab hoods. All lab rooms and hoods are equipped with manifold nitrogen, vacuum, and compressed air systems. The lab also contains one perchloric acid hood with a complete duct washdown system.
LEED Design points were achieved for: Light Pollution Reduction, Water Use Reduction, Outdoor Air Delivery Monitoring, Increased Ventilation, Construction IAQ Management Plan, Indoor Chemical & Pollutant Source Control, Controllability of Systems – Lighting, and Controllability of Systems – Thermal Comfort, Daylight & Views, and Innovation in Design.

The library is LEED silver certified. The facility contains a 15,000 gallon rainwater cistern for reduced domestic irrigation, dual fan, dual duct HVAC systems, lighting controls with daylight harvesting, occupancy sensors and interlocked with building security system, and roof gardens.
